Position Summary:
The Leasing Specialist’s primary responsibility will be to assist in the operations of tower leasing to operators. They will produce and execute tenant leasing documentation and ensure smooth leasing experience for both internal and external stakeholders. Additionally, they will liaise with operators and fulfill relevant specific requirements on a case-by-case basis. The leasing Specialist will report to the Commercial Manager under Commercial department and support them with their responsibilities as necessary.
Job Responsibilities:
•Negotiate and execute lease agreements with customer owners for telecommunication tower placement.
•Ensure lease terms align with company goals, legal requirements, and financial targets.
•Collaborate with site acquisition teams to identify and evaluate potential tower locations.
•Prepare and maintain accurate records of lease agreements and related documents.
•Analyze lease terms to ensure financial viability and profitability.
•Monitor lease payments, escalate rent adjustments, and manage operating costs.
•Support budgeting and forecasting processes related to tower leasing portfolios.
•Work closely with legal, engineering, construction, and project management teams.
•Support the deployment of new tower infrastructure by facilitating timely lease execution.
•Coordinate with asset management teams for portfolio optimization.
•Stay informed on industry trends, market rates, and regional real estate developments
•Maintain accurate lease data in internal systems and databases.
•Generate regular reports on lease status, expiration dates, and renewal cycles.
•Monthly updated the site database and align with other departments.
Required Experience:
•Minimum of Three (3) year of experience in leasing, project management, technical areas of telecommunications or a related field.
•Expert-level knowledge of telecommunications leasing processes and operations.
•Excellent communication skills, both verbal and written for liaising with tenants and other relevant stakeholders.
•Aware in Iraq market gird and alternative power source (Generator, Hybrid and solar solution).
•Familiarity with wireless infrastructure projects and telecommunication tower operations is a plus.
•High skills reporting, database analysis, project tracking and weekly and monthly reports.
•Have knowledge in business evaluation and build business case conducting main business factors.
Required Qualifications:
•Bachelor’s degree in engineering.
Skills & Competencies:
•Fluency (both oral and written) in both English and Arabic.
•Proficiency in Microsoft Office products such as Excel, Word, and PowerPoint.
•Strong negotiation skills.
•Aware about engineering calculation of telecom equipment space (wind loading, effective projected area (EPA), power consumption calculation.
•Aware in Iraq market gird and alternative power source (Generator, Hybrid and solar solution).
•Familiarity with wireless infrastructure projects and telecommunication tower operations is a plus.
•High skills reporting, database analysis, project tracking and weekly and monthly reports.
•Have knowledge in business evaluation and build business case conducting main business fac-tors.
